The Beginning — An Ambitious Client With a Clear Dream
Years ago, a client came to us wanting to build her dream home. She already owned a villa with three apartments behind it — a substantial project with a clear vision.
We submitted a detailed price offer with full specifications. A few days later, she went with another contractor — the difference? Just 3,500 to 4,000 Omani Rials.
We didn't blame her. That was her right and her decision.
Four Years Later — A Return We Didn't Expect
Nearly four years passed. Then a woman walked into the office. Her face was familiar. It took a moment — it was her.
But something had changed completely. She was carrying the weight of the world on her face.
She sat down and began to talk. What she said was among the hardest things I have heard in my entire career.
The Bitter Truth — A Project That Never Existed
Trust That Was Exploited
The contractor won her trust professionally — a clear agreement, regular communication, convincing promises. The client was working outside Oman for months at a time, which made personal site visits nearly impossible.
She relied on what he sent her: photographs of projects — but not her project.
Payment After Payment — While the Hole Never Moved
Every few weeks, he would send images: excavations, footings, columns — and she would transfer the next payment with full confidence and peace of mind.
Nine complete payments — and she had not visited the site once. Neither had any member of her family.
The China Trip — A Blow on Top of a Wound
When the contractor told her it was time for finishing materials, he advised her to travel to China to purchase them directly. She flew, selected everything carefully, and paid 50% upfront to Chinese suppliers for large quantities of finishing materials.

How to Protect Yourself
1. Verify the Contractor's Record Personally
Visit his active and completed projects. Speak directly with his previous clients — don't rely on references he selects and presents to you himself.
2. Insist on a Detailed Legal Contract
The contract must include:
- A phased timeline with specific delivery dates
- Payment percentages tied to verified physical progress, not promises
- Penalty clauses for delay or breach
- Explicit quality and specification commitments
3. Never Pay Without a Site Visit
This is the golden rule: no payment without a visit. Even if you're abroad, send a trusted person — an independent engineer or supervisor — to verify actual progress before every transfer.
4. Appoint an Independent Supervising Engineer
An independent site supervisor is not an extra cost — it is a genuine shield that ensures what is being built matches what is being paid for.
5. Verify Commercial Registration and Licensing
Any serious construction company holds a valid commercial registration, contractor association membership, and a fixed office address. The absence of any of these is a warning sign that must never be ignored.
